Bukit Jambul Complex

Bukit Jambul Complex, also known as BJ Kompleks, is a shopping centre in Bukit Jambul,Bayan Lepas. It has seven storeys of retail space including a basement level. when Bukit Jambul Complex opened in the mid 90's, it positioned itself as an upmarket mall. Its original anchor tenant was Looking Good Department Store and Cosmart Hypermarket. Major tenants include Reject Shop, Toys R Us, Popular Bookshop and MegaPavilion. 


The Asian Financial Crisis dealed a blow on the retail trade in Malaysia, claiming victims including Looking Good. The closure of Looking Good had a detrimental impact on Bukit Jambul Complex, which had difficulties getting another anchor tenant. Over time, many outlets had to quit the complex, including Toys R Us, Cosmart, Dave's Deli, DeliFrance and Coffee Bean. This sees a deterioration of its middle-class market, forcing it to now cater to the lower end of the market at compromised rental. The revamp by neighboringSunshine Square as well as the opening ofQueensbay Mall further dented its market share.


Bukit Jambul Complex is embarking on a 2008/2009 makeover which it hopes will help it regain its market share. Already the complex is undergoing a paint job. The future of the complex will depend on whether it is able to attract middle-class shoppers, and this, depends on the tenant composition.


Getting to Bukit Jambul Complex

Bukit Jambul Complex is located at Jalan Rumbia, a side road to Jalan Tun Dr Awang. Rapid Penangbuses 301, 302, 303, 304, 305, 306, 307, 308 and Y705 pass Jalan Tun Dr Awang in front of the complex.
